Steam doesn't vanish; it lands. Shower vapor meets the cold mirror, ceiling, and corners and condenses into liquid water on them. Above 60% surface humidity, mold starts growing within a day or two on grout, paint, or the dust film on the ceiling 1. The fan's job is to drag that air out before it deposits.
Damp homes make people sick. This is one of the most replicated findings in indoor-air research. Living in a damp or moldy home raises the odds of cough, wheeze, and asthma attacks by a third to a half 2, and roughly a fifth of U.S. asthma traces to residential dampness 3. Bathroom mold is cosmetic and a health load at once.
The damage runs on two floors at once. In the bathroom, over months: caulk peels, grout darkens in the corners, ceiling paint blisters, a musty note lingers. In the attic, over years: a duct that vents inside condenses water on the roof deck until the sheathing softens and blackens โ the bill runs several thousand dollars and sometimes partial deck replacement 4.
Days: the mirror clears in seconds, towels dry on the hook, the room stops smelling like a bathroom. Weeks: the dark line in the grout stops spreading, caulk and ceiling paint stop peeling. Years: the attic stays dry through winter, the roof deck stays sound, and the inspector's photos have nothing to circle when you sell.
The fine print โ when to skip it, and what people get wrong
A fan being installed isn't the same as working. Common failures: the duct fell off in the attic and dumps into insulation; it ends in the soffit, where attic intake vents pull the moisture back in; it's uninsulated, so vapor condenses inside and drips back onto the ceiling. And a 110 CFM fan on long 3-inch flex can deliver under 50 at the grille 6.
Biggest CFM isn't best: an oversized fan on twisty duct just chokes and gets louder. Cracking a window only helps when weather cooperates; on a humid still day it moves more moisture in than out. Running the fan only during the shower leaves the wet surfaces to dry on their own.
